The team negotiated an unentitled sale at $5,650,000, which was significantly above appraisal at that time, with 90 days closing with the New West Investment Group, a large national residential developer.

The team sold, on contingencies, the holdings in East Village, and acquired one property that serves the same population previously served at three different locations. They negotiated a complex ground lease and Conditional Use Permit at the new location.

The team received fourteen competitive proposals, identified a church willing to purchase the site at approxiately 24% more than the value as if sold as church, and identified and acquired an existing 1.27 acre church site for $2,250,000.
