The Roman Catholic Diocese of San Diego wanted to maximize the value of the 17-acre site, a previous High School, near Chula Vista, an area still recovering from the recession in 2012.

The team negotiated an unentitled sale at $5,650,000, which was significantly above appraisal at that time, with 90 days closing with the New West Investment Group, a large national residential developer.

The San Diego Rescue Mission needed to replace their Men's, Women's and Transitional Housing, identifying a new location(s), and structure timing such that they could shift their present equity to a new site.

The team sold, on contingencies, the holdings in East Village, and acquired one property that serves the same population previously served at three different locations. They negotiated a complex ground lease and Conditional Use Permit at the new location.

The team generated over two dozen offers, ultimately obtaining a value that was approximately 20% over appraised value.

Park Church had a beautiful 5.8-acre campus with older, functional obsolete improvements, and needed to access equity to purchase a new site before vacating the current location.

The team received fourteen competitive proposals, identified a church willing to purchase the site at approxiately 24% more than the value as if sold as church, and identified and acquired an existing 1.27 acre church site for $2,250,000.

The church had outgrown their current 21,600 SF building, and needed to identify a new location that would provide growth opportunities before vacating current location.

The team identified a church congregation who purchased the facility for $4,650,000. They negotiated a twelve month seller lease back, and identified and acquired the 37,000 SF Labor Union Hall building.
